At 1,200 metres the Heredia hills sit above the city heat and below the mountain chill. Most streets look out over the Central Valley, and the coffee farms are still working farms.

Can foreigners own property in Costa Rica?

Yes. Foreign buyers hold the same ownership rights as citizens for titled property, with no residency requirement.

What are the closing costs?

Budget roughly 3.5–4% of the purchase price, covering transfer tax, stamps, and legal fees. It's usually split with the seller.

Can I get a mortgage locally?

Local banks lend to residents. Non-residents typically purchase in cash or finance from their home country — we can introduce brokers for both.

Do you handle rentals or property management?

We manage a small portfolio for owners who are abroad part of the year. Ask us for the current terms.
